We operate under contractor authorisation — you remain the licence holder and responsible party; we act as your authorised agent for submission, tracking, and corrections with the building department. Our service fee starts at $497 for the Flow Diagnostic (credited toward your first permit). Monthly retainers from $2,500. County permit fees are separate — those are paid directly to the building department and vary by scope and county. In Miami-Dade, a typical residential re-roof fee runs $150–$600 based on assessed valuation; Broward and Palm Beach are similar. We give you a full cost breakdown — our fee plus projected county fees — during the Diagnostic, so you can set client expectations before the job starts.
Under Florida Building Code Section 1511, any full re-roof, material change, hurricane retrofit, mansard re-cover, or repair exceeding 25% of total roof area requires a permit. Minor repairs below that threshold typically do not — but the threshold calculation is scope- and county-specific. Getting it wrong is a contractor liability issue, not just a paperwork one.
